This was all done in an effort to ensure that nothing comes in the way of you enjoying the beautiful home we have created. Also, having this dedicated area makes it easy for you to uphold your Tenancy obligations as outlined in your Lease agreement, all in a safe and secure place, allowing you time to part take in other exciting activities.  
The other benefit of this section is it offers you an easy, direct, and convenient channel to make contact with us. We welcome you notifying us through this method as issues arise, as soon as possible, so that we too can uphold our end of the Lease agreement. 
Through this portal you can make your Rent Payments, sign up for Automatic Recurring Payments at any time, submit Maintenance Requests, Refer your friends and family to us, explore becoming a Homeowner through our owner financing program option, sign up for our Newsletters, so that you may remain inform about company and other real estate industry related matters at all times, notify us of your intent to Dissolve your tenancy, and Dispute an inspection report, if need be. Payment Arrangement
Sometimes no matter your greatest effort to budget, unexpected circumstances occur that result in your financial rope being shorten. Because we understand this we have developed a reasonable payment arrangement plan that will allow you sometime to get things back in order and also ensure that you don't fall too behind where getting back on track seems impossible. Use the form below to submit your payment arrangement request. Once a response from your request is available we will communicate this with you base on the method you select.

Note: (1)-A late fee is only charged on the outstanding balance. Therefore, paying as much as you can before the 3rd saves you in the long run. (2)-Payment arrangements cannot be made past the 15th of the month without a partial payment being made. (3)-A broken payment arrangement will result in you not being able to make another for a 12 month rolling period. (4)-A late fee waiver may only be granted once within a 12 month rolling period.

The team at Aklipse Asset Management Inc. understands that your rent is one of the most important bills you have. We also understand that having to physically or manually pay a bill of such importance and on such a constant basis, takes you away from other exciting activities. For this reason we would like to offer you a worry-free, convenient, secure and guarantee on time option for paying your rent, through our Recurring Payment Form option. With this assured on-time payment method, you can ensure there is no issues with the the place you call home for the life of your Tenancy.  
The Recurring Payment Form option, allows your rent payment to be automatically drafted from an account of your choice on your rent due date every month. 

Why choose this option?
With the Recurring Payment Form, Tenant(s) will benefit in the following ways:
  • No late fees: your rent will always be on time
  • Convenience: no need to take time out of your busy schedule, we will do the work
  • Piece of mind: let us do the worrying of getting your rent paid on time for you
One other benefit of this option is no matter where you are, even on vacation, your rent payments will still be on time. 

How does the Recurring Payment Form work:
  1. Tenant(s) must download and fill in the blank spaces of the form.
  2. Once submitted, your automatic payment will commence the following month your rent is due.
  3. Your rent payment (amount and draft date) are withdrawn base on the terms agreed upon in your Contract for Lease Agreement and Recurring Payment Form terms. 
  4. Should your rent due date fall on a holiday or weekend day, the payment will be drafted the next business day
  5. No official receipt of payment is sent to you. The charge on your account statement from Aklipse Asset Management Inc, will serve as your receipt.

We understand that the overly stringent and sterile process of obtaining financing through conventional means is usually the major obstacle that's preventing you from becoming a homeowner. It is for this reason we have created our Owner-Finance Program.

Details About Owner Finance Purchase Option
At Aklipse Asset Management Inc. we believe that everyone should have the opportunity to own a home once they are ready, able and capable of taking on such a responsibility. This time can only be determined by that individual personally. 
However, as a real estate base firm, we know all too well the in's and out's and especially the up's and down's of acquiring the financing ability to purchase a home.  The stated guidelines of conventional financing are not at all times as straight forward or easy to attain as it may seem. A lot of times a person maybe denied the opportunity to purchase a home because of some minor detail. 
Due to the difficulty associated with conventional financing and understanding that at times the ability to purchase a home goes deeper than just numbers, we created our owner finance program which gives buyers a second option of owning a home when conventional mortgage option fails. 
With our owner financing program, we replace the role of a conventional bank. The terms of our owner finance program are:
    • Buyer's need a credit score of 635 or above
    • Buyer's must first seek financing from a conventional bank before seeking the Owner-Finance option. The reason the buyer's were denied conventional financing would not weigh on the decision to obtain Owner-Financing with us
    • Buyer's must have proof that dates back to a time frame of 3 months maximum which shows their attempt to obtain conventional financing. The denial letter from the bank would serve as sufficient proof
    • Buyer's must not have any recent judgments or evictions on their credit that's more than 2 years old
    • Buyer's are required to make a 15% down payment of the purchase price of the home
    • The price of the property being financed is determined base on the current market value of said property
    • Buyer's are offered a financing term option of a minimum of 15 years and a maximum of 30 years (the loan time frame is base on a case by case basis)
    • Buyer's monthly mortgage payment due date would be set to start 30 days after the closing date
    • After 30 days of mortgage payment default, foreclosure proceedings will begin 
    • If a buyer is a Tenant, the Lease terms or rent payment history will not be considered nor would it be associated with the owner finance mortgage terms
    • Buyer's are given a Contract for Deed at closing and a Quit Claim Deed after the loan is paid off
    • At anytime a buyer can pre-pay the loan without penalties
    • Homes are financed between an interest rate of 6% and 12%. The interest rate will be base on buyer's credit rating and history 
Notice to Dissolve Tenancy
While we are never please to part ways with our Tenants, we do understand changes occur in life and this sometimes require moving on. We can only hope that your move from us is unto betterment. You may submit notice to us below about your intent to dissolve your Tenancy. Remember to be in compliance with your Lease terms you must give us no less than 60 days notice of your intent to terminate your Tenancy before the Lease automatic renewal date. Any notice less than 60 days prior to the Lease automatic renewal date or maturity date, will be consider a violation of the Lease terms on your behalf.

We want our Tenant's departure and the returning of keys process to be as pleasant as it was when they arrived and received keys. However, we understand that differences in opinions can occur and mistakes can be made on both parties behave. In most cases these disputes can be settled with a simple detail explanation. Therefore, it's for these reason we have developed this area for you to bring your concerns to us, allowing for the possibility to get to a peaceful and inexpensive resolve.
