Your pets are considered residence once they are a constant presents on the property. However, these added four legged family members are governed by their own laws. Pets are allowed to be present on the property once the following requirements are met and adhere to:

We understand that sometimes mistakes from the past linger although your current and future intentions are that of positive thoughts and intention. For this reason Co-signer's are favored, as these people oftentimes know the Applicant's in ways the Aklipse team never could. Co-signer's give the Applicant a second chance at becoming a resident when combine with that of the Applicant's independent application. The Co-signer's application will be reviewed under the same terms and policies as the Tenant's application. A Co-signer maybe used under the following conditions:

Family and friends are certainly welcome to visit and enjoy your home with you. However, visiting guess and living resident are two different categories. While you are allowed to have as many visitors as you wish you are not allowed to:
Property inspection is a mandatory element of your Lease. We will notify you at least 24 hours in advance of our intent to conduct and inspection on the property. At no time can we be deny this right. Doing so will be considered a Lease violation on your behalf. Your Lease will explain in details your responsibility as a Tenant. RENTAL CRITERIA
Applicant Acceptance Requirements
- An application fee is required for application processing. Please refer to the bottom of the application page for fee cost details
- All persons that's going to be residing in the home that is 18 years old or older, must complete a full application
- Please be sure to complete all fields of the application. Missing information could result in a false disapproval or delay in processing your application
- Persons convicted of a misdemeanor, crime against people, property, drug or gang related crimes, and crimes against children within the last 7 years may be denied.
- Any Applicant convicted of a felony within the last 7 years may be denied
- Falsifying information is cause for immediate denial
- All applications are processed through On-site.com and decisions are based on the recommended results provided by the experts of On-Site.
- Applicants will typically receive a feedback on their application no later than within 48 business hours after full application submission. Full submission entails receipt of a complete application, government issued identification, and application fee
- No applications will be processed unless proof of identify and payment are received
Credit Requirements
- All information shown on your credit report and all information provided on your application is subject to verification, including but not limited to previous addresses and place of employment
- Your credit rating is not the only factor use to determine your eligibility to become a resident of an Aklipse property. All information gathered during the application processing process is evaluated and a decision is made base on such
- Your credit rating does not alter your move in cost
- Person's who have filed bankruptcy or have been evicted within the last year may be denied
- In the event that the previous bankruptcy or eviction was a result of just cause, a higher security deposit may be required if approved otherwise. This amount will be determined on a case by case basis
Income Requirements
- The total household's income must be no less than two and a half (2.5) times the amount of monthly rent for the property you are applying for
- All income stated will be verified. Your income is subject to verification through your employer, via the provision of your last two (2) pay stubs or both
- If you are self employed, you will be required to submit one (1) year of your income tax return and (3) months of bank statements showing a summary of your credits and debits
Rental History Requirements
- Applicants must have at least 6 good months of rental history. Good rental history refers to timely rent payments, proper notice given to prior Landlord to dissolve Tenancy, no outstanding balances with previous Landlords, and no violations of previous Lease terms
- If previous Landlord reference include low ratings pertaining to Tenant not taking proper care of residence (this does not include normal wear and tear), Tenant's behavior or refusal by Tenant to pay rent, this may be grounds for denial
- If an Applicant owned their own home for 2 years and their mortgage was in good standing, this would be consider good rental history
Pet Requirements
The team at Aklipse Asset Management Inc. do not want to separate families from their furry friends or four legged friends. Your pets are considered residence once they are a constant presents on the property. However, these added four legged family members are governed by their own laws. Pets are allowed to be present on the property once the following requirements are met and adhere to:
- There is a pet deposit fee which is determined base on the weight, height, and type of your pet
- There is a monthly pet rent charge of Fifteen Dollars ($15.00) for Dogs and Ten Dollars ($10.00) for cats. This charge is added to your monthly agreed upon rent payment and is aside from the pet deposit
- If the pet is an indoor or outdoor pet, the deposit fee is remains consistent with the latter criteria stated
- If the pet is an outdoor pet and the property of residence is not fenced or improperly fenced to accommodate the pet, Tenant's will be required at their own expense to install proper and secure fencing to protect both their pet and the public
- At no time are Tenants allowed to have a pet present on the property without the consent of the Landlord or until before the pet has been properly processed
- If a pet is found to be living on the property without our consent and without properly being processed, a standard $250.00 fine will be accessed, due and payable immediately for Lease violation. The Tenant may either at this point choose to part ways with the pet or have the pet properly processed, if the Tenant chooses to have the pet remain a resident
- The fine for Lease violation assessed for this issue is separate from the pet fee requirement
Co-Signer Requirements

- Applicant is a college student
- Applicant fails to meet one of the following requirements: credit, rental history, or income
- The Co-signer will be held responsible to all Lease terms the Tenant agrees to
- The Co-signer will not be signing the Lease agreement. Instead, they will sign a separate agreement that is later attach to the Lease
Move-in Requirements
The team at Aklipse Asset Management Inc. would like to welcome you as a resident shortly after you have receive notice of your approval. To following are the move-in terms:
- Once approved, the administration fee must be paid in full to begin having the lease drawn. Please refer to the application page or Tenant tap, under Future Resident(s) tap, for information regarding the administration fee
- After being approved and paying the administration fee, future resident(s) must sign the lease within no more than 48 business hours
- Until the approve future resident(s) signs the Contract for Lease Agreement, the property will remain available for viewing and applications will continue to be process. If a more qualified Applicant is procured during this time and 48 hours has past and the current approved future resident(s) has not signed the Lease, the second qualified future resident(s) will be given the choice to become the Tenant of the property
- The previous approved future resident who failed to sign the Lease within the designated time frame, will be consider for other properties available at that time with us. Your application will be valid for 60 days
- Once the Lease is signed, Tenant(s) must take possession of the property within no later than 7 business days of Lease signing
- At lease signing, the new Tenant must pay at least their security deposit. The security deposit is always equal to the monthly rent
- If Tenant pays only the security deposit at lease signing, they must pay the first month's rent no later than the move in date. Keys will only be release when the full move-in cost is paid. There are no payment arrangements allowed on the stipulated move-in cost
- All utilities must be turn on in Tenant's name no later than the move in date. At no time is a Tenant allowed to reside on the premises without having utilities out of Landlord's name
- Should the Tenant move-in on any other date other than the 1st of the month, their rent will be prorated. However, rent is prorated in the second month of the Tenancy, with the full rent payment according to the Lease terms, resuming in the third month and thereafter until the end of the Tenancy.
- If the Tenant cannot take possession of the property within the 7 days time-frame of signing the lease, for any other reason other than Landlord delay, Tenant will be required to pay a $200.00 non-refundable fee for reserving the residence. This fee must be paid at the time the delay on the move-in date is requested. The move-in date cannot be delay more than 2 weeks beyond the time stated prior that Tenant must take possession of the premises. This delay request is at Landlord's discretion
- Tenant's cannot reserve the residence for more than 15 days from the date of Lease signing
- The total move-in cost required are the security deposit, first month's rent and pet security deposit (it applicable)
- The application fee is not factored into the move in cost
Late Fee Policy
The team of Aklipse understands that your intention is to honor your rent obligations on-time. However, we also understand that unexpectedness in life do occur and this may hinder your ability to remain on time with your rent payments. For this reason, we have establish a late policy to assist with relieving your stress load when life surprises occur. Our late fee policy is of such:
- A late fee of 10% of your agreed upon rent, according to your Contract for Lease is accessed to your account on the 4th day of the month, should your rent payment not be received in accordance with your Lease. Paying your rent on any other day other than the 1st (such as the 2nd or 3rd) of the month, does make your rent late and your file will be noted as such. However, you are not accessed a fee until the 4th day of the month
- A Tenant maybe given one (1) late fee waiver in every 12 months rolling period. This fee waiver gives the Tenant a grace period of an additional 6 days to bring their account current. This means that once Landlord is given proper notification, Tenant is given until the 10th of the month to make their rent payment in full without being accessed a late fee penalty. On the 11th day the Tenant will be charged a late fee. Should the account not be brought current within 2 business days after the 11th, Landlord will commence eviction proceeding
- The only method of interrupting eviction proceedings is through Tenant bringing their account current, all fees included
- Tenant's cannot make a payment arrangement for beyond the 15th of the month. However, an arrangement that's made for past the 10th of the month is subject to having a late fee accessed. Also, at the time or prior to the arrangement being made a partial payment must be made as well
- Any broken payment arrangement makes Tenant subject to eviction and it will also prevents Tenant from making another arrangement for a time frame of 12 months
- All payment arrangements must be made no later than the 3rd day of month, preferably before
Important Notice

- Assign or sublease the the property without permission
- If you wish to have someone reside with you other than the parties listed on the Lease, this person must be approved by us
- If the new intending resident is over the age of 18, they must complete an application and be approved

At no time can we be deny this right. Doing so will be considered a Lease violation on your behalf. Your Lease will explain in details your responsibility as a Tenant. In a quick overview, it is your responsibility to:
- Maintain both the exterior and interior of your property, keeping it clean and organize at all times
- It is the Tenant(s) responsibility to notify us of repairs needed. Whether you give us notice of repair or repairs are found to be needed during an inspection process for damages cause outside of what is consider normal wear and tear, you will be given an estimate for the cost of having the damaged area reverted to it's original condition. If you do not agree with the estimate given by us, you are welcome to seek an estimate from an independent license and insured contractor. We will take this independent estimate into consideration and revise our price, if possible. Tenant(s) will then be furnish with an invoice after the repairs are completed, for which must be paid in full no less than 10 business days of receipt
- All repairs on our properties are done by our in-house contractor's
Miscellaneous
- Applications are process on a first come, first serve basis
- Approved applicants must turn on all utilities in their name prior to moving in. Keys will not be release to Tenant(s) unless proof of utility being in Tenant's name is provided
- Fishes, hamsters, ants farm, etc. are not considered pets under the pet policy but Landlord must be notified of these pets to be in Lease compliance
- Tenants are not allowed to change the locks on the property at any given time. Should Tenant feel the need to change any lock, permission must be given from Landlord and Landlord must be provided a key as immediate as possible
- Tenant's are allowed to have an alarm installed on the property but Landlord must be given the disarming code
- At no time, once proper notice is given can the Landlord be denied access to the property. This would be consider a Lease violation
