By maintaining in-house control, we have removed the interjection of opinions from outside vendor's whose policies and cultures may not be align with that of ours, another safeguard element to retaining the Aklipse standard.

Most of our properties are rehabbed or upgraded after purchase before being offered for rent or sale. Any rehabbed property purchased or rented from us, the owner or Tenant can rest easy knowing that behind all the stunning architectural details and modern upgrades the home boasts, that it's also structurally sound. This is because during the rehab process we are sure to address any flaws and improve upon how the home functions at its core.
Once rented, our properties are managed by the Aklipse Property Management Division.

Properties Rehabilitation
Before luxury, architectural detail, and beautification of the home can be achieved; the main characteristics of all Aklipse properties, timely rehabilitation work had to be done in order to bring the properties to that point. This is because the majority of properties we purchase are foreclosures in need of much TLC to become livable.
These properties pre-Aklipse touch are usually viewed as a sore site in their neighborhoods. After the Aklipse construction team is finish rehabbing the home, the view of the home changes as it is usually transformed into being one the most admirable home in the neighborhood. This is all possible because of our in-house general contractor who has many years of hands on construction experience in both the residential and commercial building areas. His ability ensures the home is structurally sound and that renovations meet all building codes.
Once the bones of the home (such as electrical, roofing, plumbing, etc) are brought up to city building codes, our home design expert, who has many years of experience in the field, take over the final phase of the project. The home designer's job is to work in conjunction with the construction team to ensure that the flow, amenities and fixtures of the home are modern and is of the best quality, while maintaining high standards, exceptional beauty and durability.
The combination of the two teams working together ensures the home is as energy efficient and safe as possible, while also giving it the wow factor for the eyes of the Buyer or Tenant that will be walking through the doors.
Property Management
As the owner of our properties, we experience firsthand the amount of work our construction and design team has to put into these properties to bring them to their current livable, rental state. Therefore, it is critical for us to have them managed properly as we value the hard-work of our co-workers. This is why we feel that there is no other team better fit for the job than our expert in-house Property Managers. The Aklipse Asset Management Inc. team of professionals strives to provide our Tenants with the best possible maintenance service by addressing needs as immediate as possible, while ensuring the home is at all times kept in the pristine state it was in post-construction.
Our Property Management team knows these houses in a way that no other outsider can.
For this reason, the team takes a unique approach in overseeing the properties. Rather than relying on Tenants to call if and when there is an issue, our team takes preventative measures, through routine but non-imposing inspections of the home, to try to uncover issues before they become a costly problem. Should a Tenant call with an issue, the team would also use the opportunity of being at and around the home to seek to address any other possible pending upcoming problem.
This hands on approach and forward thinking of our Property Managers, provides our Tenants with immediate solutions and peace of mind, which also aids in keeping our tenant retention rating and tenant referral rating above our competitors. |

Property Sale
Some properties purchased by Aklipse are offer for sale. In most cases the sale properties are fully rehabbed and upgraded before they are return to the sale market. However, there are times when properties might not go through the rehabilitation department before being offered for sale. The decision of if a property will be rehabbed or not pre-sale by Aklipse is made on a case by case basis.
If land is being offered for sale, it is offered in it's "as-is" condition. Aklipse well not clear the lot or add utilities connection to the lot.
When a home that has been rehabbed and is offered for sale, the buyer can rest assure knowing they have a home that is well built and is structurally sound, no matter the original built date or pre-Aklipse touch condition of that home. All homes being rehabbed for sale purposes are rehabbed by our Property Rehabilitation Department. These homes are given the same attention to beautification detail and structural soundness by our construction and design team, as homes that are being kept for rental purposes.
All sales of Aklipse properties are conducted through contracted real estate agents who are experts in the markets where the properties are located. Once the keys to the properties are handed to the buyer at closing, Aklipse bears no responsibility the owner of that property as of the sale date of that property.
Owner Finance Purchase Option
At Aklipse Asset Management Inc. we believe that everyone should have the opportunity to own a home once they are ready, able and capable of taking on such a responsibility. This time can only be determined by that individual personally.
However, as a real estate base firm, we know all too well the in's and out's and especially the up's and down's of acquiring the financing ability to purchase a home. The stated guidelines of conventional financing are not at all times as straight forward or easy to attain as it may seem. A lot of times a person maybe denied the opportunity to purchase a home because of some minor detail.
Due to the difficulty associated with conventional financing and understanding that at times the ability to purchase a home goes deeper than just numbers, we created our owner finance program which gives buyers a second option of owning a home when conventional mortgage option fails.
With our owner financing program, we replace the role of a conventional bank. The terms of our owner finance program are:

With our owner financing program, we replace the role of a conventional bank. The terms of our owner finance program are:
- Buyer's need a credit score of 635 or above
- Buyer's must first seek financing from a conventional bank before seeking the Owner-Finance option. The reason the buyer's were denied conventional financing would not weigh on the decision to obtain Owner-Financing with us
- Buyer's must have proof that dates back to a time frame of 3 months maximum which shows their attempt to obtain conventional financing. The denial letter from the bank would serve as sufficient proof
- Buyer's must not have any recent judgments or evictions on their credit that's more than 2 years old
- Buyer's are required to make a 15% down payment of the purchase price of the home
- The price of the property being financed is determined base on the current market value of said property
- Buyer's are offered a financing term option of a minimum of 15 years and a maximum of 30 years (the loan time frame is base on a case by case basis)
- Buyer's monthly mortgage payment due date would be set to start 30 days after the closing date
- After 30 days of mortgage payment default, foreclosure proceedings will begin
- If a buyer is a Tenant, the Lease terms or rent payment history will not be considered nor would it be associated with the owner finance mortgage terms
- Buyer's are given a Contract for Deed at closing and a Quit Claim Deed after the loan is paid off
- At anytime a buyer can pre-pay the loan without penalties
- Homes are financed between an interest rate of 6% and 12%. The interest rate will be base on buyer's credit rating and history
